2To be used for purchase or refinance of 1-4 family properties in Massachusetts or New Hampshire only. 5/1 TRS ARM available for 1-4 family owner-occupied, investment or second home properties in Massachusetts or New Hampshire. 7/1 TRS and 10/1 TRS ARM rates are also available for these property types and, additionally, for construction loans (rate may vary) on single family primary residences only. Rates on ARMs may increase after closing at applicable adjustment term. 5/1, 7/1 and 10/1 TRS ARMs: Upon rate conversion to variable, all TRS ARMs can adjust initially by 2%, subsequently by 2% and capped at 6%. To get the new rate after the fixed period we use a variable number called “the index”. The index for the TRS (1-year Treasury) ARMs is the weekly average yield on United States Treasury securities adjusted to a constant maturity of 1 year, as made available by the Federal Reserve Board. On all ARMs, we then add “the margin”, which is 2.75%. Maximum loan amount of $2,000,000 at an 80% loan-to-value (LTV). The Annual Percentage Rate (APR) on an ARM is as low as 0.000% APR for 7/1 ARM - 30 Years. The monthly payment per $1,000 borrowed is $5.84. Taxes and insurance not included. Actual payment obligation may be greater. Required down payment as low as 3%. All listed ARM APRs are based on $100,000 loan to purchase a single family primary residence at a 60% LTV. The featured APR is based on a 7/1 ARM - 30 Years.
